Appfolio has regressed with technology that people expect to help their daily lives. Many software and industries in general offer free ACH echeck options. After Appfolio pushed to get many residents paying online, they have begun to charge $2.49 per transaction. This is fee is not substantiated. They say they want to be progressive, but removing a free automatic payment option is a step backwards for most people. Paying with checks are now necessary again, which is ridiculous!

This company went from offering a $0 e-check option to charging $2.49 an e-check, more than any other company out there. Then they told their clients to either pay $1 a unit to cover the fee for their tenants OR to push their $2.49 fee onto the tenants and low and behold a money grab was born. This was the only way to pay rent online for free… it’s giving elitism and corporate greed. Please stop.

Great software but the support is not good at all. Trying to get a response to a problem is always a long wait time!!! Also there are times I have spoken with three different people and got three different answers. I wish I had a company who offers real support. While I am submitting this review today, this has been an ongoing problem.

The support is really not good, it's hard to get anyone on the phone, you can chat but that usually doesn't get the job done. The system is good but it does have a lot of issues as well.

The on-boarding process was excellent. Lots of support readily available. However, after we went live, the support availability has been unsatisfactorily slow. Yes, the “help button” feature is nice but sometimes you need personalized assistance with a PERSON ON THE PHONE!!! Sometimes, this is the only way to resolve an issue. It’s been my experience that when I email the support team, it can take the better part of a week to get an email response, and thus begins a back-and -forth. I’ve had several issues that have taken WEEKS to resolve. There needs to be more readily available in-person support.

The property management side works pretty well, it lack substantially on the accounting side. It does not follow GAAP. A more significant issue is the lack of support. We took on a new client with a large property and needed support to set it up, we are over 60 days from our initial request and have yet to reach someone who can assist with the accounting side. We have been passed from party to party with no resolution. It is also difficult for us to provide the quality service our clients deserve when it takes weeks for someone to respond to a ticket. When an critical issue arises we should have access immediately or at least same-day assistance. Our clients cannot wait weeks for their funds for Apfolio to respond. Our experience has then been when we finally get a response it is by someone who is not qualified to resolve, again this is all on the accounting side. We have very little issues on the Property Manager functions, however, the accounting side is 50% of our work load and it is critical to our success with our clients.

Need too be able to upload more than one pic at a time, it Is frustrating and time consuming

If you are just looking to start a property management company and aren't the best at accounting, this isn't the system for you. The customer support when you have a question or problem sucks. Half the time during normal business hours there isn't someone manning the live chat feature and there is no phone number to call if you have issues. I'm sure it works great for those that know exactly what you are doing but it isn't user-friendly for those starting out.
