Appfolio is by far the best property management software on the market! The ability to customize for our use makes it the easiest program to use. Having mobile access is a time saver and allows the work flow to be effortless. The only downside to the company is that they have no verbal access for immediate questions, having to leave messages for customer service and wait for responses is not always the most efficient business option for us. When our owners and/or tenants call us, they want answers now, not later-having to call people back sometimes is not the best answer.

4yrs in, a real step up from our last vendor. AF knows property management and what is important to and needed by managers in the field. A few items are still missing in the maintenance module and accounting module we discussed in year 1, while other items not asked for are rolled out.

AppFolio's integration of all of the various functions is what makes it magic. Accounting, maintenance, leasing and tenant management are all combined in one application with a flawless crossover so loose ends do not end up getting ignored. AppFolio has allowed us to grow from a company handling 50 units to 3 times that size and we are more organized than we were previously. Now, the weaknesses: The lease should be able to be printed or pdf'd for export. The roommate function is horrible. When one person moves out of an apartment and a new roommate enters it is a cluster. Refunding partial deposits in this situation is complex. Outside of these weaknesses most of AppFolio is a home run.
